Idaho Department of Labor Long-Term Employment Projection
The Idaho Department of Labor has recently published long-term projections forecasting what Idaho’s labor market will look like in the year 2024. The outlook is very optimistic. Idaho’s employment is projected to grow by 1.8 percent annually through 2024. This compares favorably to the national growth projections of only 0.6 percent annually over the same time period, according to the federal Bureau of Labor Statistics. Ada County – closed 24 units more or a 3% increase over July 2015. The average price was $252,191, up by $13,519 or 6% over July 2015.
Canyon County – only closed 6 units more or an 2% increase over July 2015. The average price was $158,660, an increase of $17,015 over the average sales in 2015.
Pending new homes sales for both counties was 1,509 units at the end of July which is an increase of 225 units or 18% over July 2015.

Ada County – 894 units closed, up by 39 homes or 5% over June 2015. The average price was $250,915, up by $12,243 or 5% over June 2015.
Canyon County – 341 units closed, up by 47 units or 16% over June 2015. The average price was $154,485, up by $21,251 or 15% over June 2015.
Pending new homes sales for both counties has averaged 1,434 units per month YTD. This is an increase of 239 units or 20% over the monthly average in 2015.

Ada County – YTD sales is 2,923 homes, YTD 2015 sales was 2,693 homes, an increase of 230 more units or a 9% increase over last year. The average sales price YTD is $247,205, up by $8,553 or 4% over May 2015.
Canyon County – YTD sales is 1,231 homes, an increase of 107 homes or a 10% increase over last year. The average price YTD is $152,901, up by $111,750 or 8% over May 2015.

New home sales jump to highest level in more than 8 years
Americans ramped up their purchases of new homes in April to the highest level since January 2008, evidence of a strong start to the spring buying season.
The Commerce Department said May 24 that new home sales jumped 16.6 percent last month to a seasonally adjusted rate of 619,000, up from a revised total of 531,000 in March.

Treasure Valley home prices continue rising
The same rising home prices and tight inventories in place across the country are also driving Ada County home prices to near record levels, with a steep drop in availability, according to Boise Regional Realtors.
BRR reports April’s median home prices of $239,000 in Ada County is just 3.1 percent off the July 2006 peak, while single-family new and existing home availability is 63.9 percent below the high inventory of July 2007.
Ada County home prices have soared 10.6 percent over April 2015, but homebuyers are not discouraged.
